Partnering/Assistance for Developers and Funders
We have expanded our suite of consultancy services to help assist the Developers and Funders of new asset classes such as Alternative Residential Property. This includes working in new types of housing such as Elder Living, Collective Living, PRS Schemes and Social Housing.
We are currently working to support a social housing project which aims to acquire over 1000 units nationwide under the enhanced and standard lease schemes, over the next three years and Winters Property Management will manage all these properties.
Driving best practice in the property industry
Members of our senior management team continue to drive best practice in the property industry. Our expertise is recognised in our role as commentators on property matters in both print and radio media. Our involvement in national policy committees such as the SCSI’s Property and Facility Management Committee, the Chambers Ireland Housing Taskforce, the CIF Western Region Infrastructure Committee, and the Galway County Council Housing Strategic Policy group.
We provide speakers at an array of conferences such as Retrofitting Ireland Housing Stock for Fire Safety 2020. In addition, staff members act as external examiners on the TUD and IT Sligo Property and Facility Management degree courses.
Residential Letting Database
Over the last few years, it had become increasingly obvious that there was a lack of accurate and real-time data on residential rents. While there are different reports, none of them used actual rents paid to indicate trends.
Using our historic and current data we have developed a comprehensive residential letting database. We can now give residential clients and developers accurate data on individual property types, by location as well as on trends across the city. In addition, we have commenced the publication of a quarterly property report in conjunction with a city-based newspaper. The database we have is statistically significant due to its size and the comprehensive mix of residential property types.
We have provided property management and rent valuation consultancy services to the Crowne Square development. This project is valued at €200 million and sits on a site of 5.2 hectares (13 acres). The development will include 39,483sq m (425,000sq ft) of grade A office space distributed across five buildings, a 175-bed hotel, 345 residential units, along with retail, food and medical uses. In addition, we are also providing support to a number of large PRS schemes nationwide
